The Private Residence Club at Rosemary Beach (the PRC) is a collection of 16 exquisitely appointed 2-bedroom, 2.5-bath private residences. Owners enjoy exclusive use of the PRC common areas and amenities, and are granted complete use of the amenities of Rosemary Beach, a community which was founded in 1995 and occupies a 105-acre stretch of beachside on the Gulf of Mexico.

WHAT IS FRACTIONAL OWNERSHIP?
Fractional ownership in real estate is a rapidly growing alternative to full ownership of real estate. Each owner owns a deeded 1/6 undivided interest as tenants-in-common in one of the 16 PRC residences. All owners have equal rights of usage of all 16 residences. Ownership is evidenced by a real estate deed, recorded in the Walton County records and insured by a title insurance policy. Subject to certain restrictions, your deeded 1/6 interest can be mortgaged, willed, placed in a trust, owned by a corporation or resold by you or a licensed real estate agent.

WHAT ARE THE BENEFITS OF FRACTIONAL OWNERSHIP?
Fractional ownership provides all of the benefits of owning a luxury vacation home without the costs, responsibilities and hassles of a wholly owned second home. Fractional ownership combines the advantages of resort real estate ownership with many of the services of a luxury hotel. The result is private, luxury resort living at a fraction of the cost. The PRC is professionally managed and maintained, eliminating the hassle of maintenance, utilities, insurance, and more for the owners. Shared ownership also allows the buyer to avoid bearing the full price of a second home.

HOW IS THE PRIVATE RESIDENCE CLUB DIFFERENT FROM TIMESHARES?
Although Private Residence Clubs are considered timeshare developments under Florida law, timeshare is typically ownership of a specific week or set of weeks. The PRC at Rosemary Beach is deeded real estate ownership coupled with guaranteed usage of the residences and resort with a reservation process, together with the highest level of services and amenities.
The PRC also includes unlimited usage of the residences and amenities based on a space-available basis.

WHEN CAN I STAY AT THE PRC AT ROSEMARY BEACH?
As an owner, you are guaranteed 7 weeks at the PRC per year (two weeks in spring, summer and fall seasons, one week in winter) with bonus weeks on a space-available basis. Weekends or fractional weeks may also be reserved as available. If demand is great during holidays (New Year’s Day, Presidents’ Day, Easter, Memorial Day, Independence Day, Labor Day, Thanksgiving and Christmas), special reservations procedures may be required. Subject to reservation procedures, owners may use bonus time at the PRC at with only the additional expense of a housekeeping cost and personal charges.

HOW ARE RESERVATIONS HANDLED?
The professional management of the PRC handles all reservations and accepts reservations up to 12 months prior to your desired stay. Reservations are handled on a first-come, first-served basis. It is possible that you may stay in different units during different periods, based on availability.

ARE MY FAMILY AND FRIENDS ALLOWED TO STAY AT THE PRC AT ROSEMARY BEACH?
Yes. As with ownership of any second home, family and friends can use your ownership privileges at your discretion. You will be required to make the reservation for them, and you are responsible for their conduct while they are in residence.

ARE THE RESIDENCES EVER RENTED TO THE PUBLIC?
No. The PRC is exclusive to its owners, allowing them full use of the property and the greatest possible flexibility in reserving desired weeks.  Rentals are prohibited.

WHAT SERVICES AND AMENITIES ARE INCLUDED?
Services and amenities of the PRC and Rosemary Beach community are included with your Home Owners Association fees. Please refer to the amenities and services pages for specific information.

WHAT ARE HOMEOWNERS ASSOCIATION FEES?
The PRC Homeowners Association fees include fees associated with home ownership at Rosemary Beach as well as PRC privileges. These fees allow you full access to the amenities of Rosemary Beach and the PRC as listed in the chart of amenities and services. A portion of these monthly fees goes toward the professional management of the PRC. This amount is determined based on the annual cost of operating and maintaining the property.

WHAT SERVICES ARE NOT INCLUDED IN THE HOME OWNERS ASSOCIATION FEES?
Some services are available on an a la carte basis, such as use of the tennis center, fitness center and concierge-coordinated services.

WHERE CAN I STORE MY PERSONAL BELONGINGS?
Personal, year-round locker storage is provided to every owner on the garage level of the PRC. Owners may store personal photographs, beach toys and other personal items for use during residence.

WHERE ARE THE NEAREST AIRPORTS?
Two airports serve the Rosemary Beach area. The Panama City Airport is nearest, with only a 20-minute drive time, while the Fort Walton/Okaloosa Airport is approximately 40 miles away.
